Plumbing runs need to reach the space without crossing half the house. Soil pipes have a minimum fall to maintain, and that affects where your toilet can realistically sit.
We look at all of this at the quoting stage. There's no point designing a beautiful en-suite only to find the soil pipe can't get to the stack without going through three walls.
Strip Back to Bare, Then Build It Right
Whether we're converting a room or refitting an existing en-suite, we start from scratch. That means:
- Stripping back to bare walls and bare floor
- Re-boarding the floor if needed (chipboard that's been wet even once will move under tiles)
- Lowering the ceiling if we're fitting recessed spotlights
- Boarding and skimming walls to give a flat, true surface for tiling
This is the bit people sometimes want to skip to save money. We understand that, but it's a false economy. Tiles laid onto uneven plasterboard will crack at the grout lines. Spotlights retrofitted into an unprepped ceiling look bodged. The prep is what makes the finished room look like a proper job rather than a DIY attempt.

Tanking: The Step That Protects Everything Else
A wet room or shower enclosure in an en-suite needs tanking. Full stop. Tanking is a waterproof membrane applied to the walls and floor in the wet zone before any tiles go on. It stops water migrating into the structure behind the tiles, which is what causes damp patches, black mould and eventually failed tile adhesion.
We tank as a matter of course. It adds a small amount of time but it's the difference between a bathroom that looks good for two years and one that looks good for twenty.
Tiling: Where the Room Actually Takes Shape
This is usually the stage homeowners are most excited about, and rightly so. The tile choice transforms the space.
For en-suites in Hoyland and across South Yorkshire, we see a lot of demand for:
- Large-format porcelain tiles (600x1200 or bigger) for a clean, modern look with fewer grout lines
- Feature walls with patterned or textured tiles behind the basin or in the shower
